Why this corner

Walk out the door and the valley is already there.

Meridian 55 is not on the edge of town waiting for the town to arrive. It is beside a 222-acre mixed-use district already under construction, in the fastest-growing city in Idaho's fastest-growing region.

Meridian's population reached 142,988 as of the U.S. Census Bureau's July 2025 estimate — up 21.4% since April 2020, the largest raw population gain in the two-county Treasure Valley region. Roughly one resident in seven is already 65 or older.

An Idaho advantage: Social Security benefits are fully exempt from Idaho state income tax, and Idaho levies no estate or inheritance tax. Please confirm your own situation with a tax adviser.

What is nearby

The neighborhood, in brief.

The District at Ten Mile

A 222-acre mixed-use development by Ball Ventures Ahlquist immediately adjacent, which broke ground in May 2025. Planned to include Idaho’s largest Target (~148,000 SF, opening spring 2027), Life Time Fitness, In-N-Out, two hotels and roughly 1,800 homes.

St. Luke's Meridian Medical Center

A full-service hospital campus a short drive north, with a broad range of specialty care.

I-84 and the valley

Quick interstate access east to Boise and west to Nampa and Caldwell.

Downtown Boise

The Basque Block, the Egyptian, the greenbelt and the airport, all within a comfortable drive.

Golf and the outdoors

Treasure Valley courses, the Boise River greenbelt and the foothills trail network.

Everyday errands

Grocery, pharmacy, banking and dining clustered along Ten Mile and Franklin — the proximity 64% of adults 50+ told AARP matters most.

Nearby developments are third-party projects. Their scope, tenants and timelines are set by their own owners and may change; nothing here is a commitment by Meridian 55 Resort.
